Shannon County Area Home Supply Charts

This page looks at a variety of housing data mostly taking from the most recent 2015 American Community Survey. Figure 1 shows the total number of housing units for each city in the local area shown. Shannon County South Dakota shows it has 3,593 housing units which is less than most other counties in the area.

Figure 2 illustrates the housing density in the area as measured by houses per square land mile and it has 1.7 housing density which is less than most other counties in the area. The county with the highest housing density in the area is Pennington County with a density of 16.5 approximately 9.0 times bigger. Comparing housing density to the United States average of 37.6, Shannon County is 5% smaller. Also, versus the state of South Dakota, average housing density of 4.9, Shannon County is approximately three-fourths the size.

Figure 3 shows the percentage of renter households to total households. Shannon County shows it has 45.5% Renter Percent which is more than all the others in the area. Figure 4 shows the number of owner housing units and it has 54.5% Owner Percent which is the smallest Owner Percent of all the other counties in the area.

Shannon County Home Cost Charts

Looking at the housing data in Figure 5 we start with home values for the area. Shannon County South Dakota indicates it has $20,000 median home value which is the smallest median home value of all the other counties in the area. The county with the highest median home value in the area is Custer County with a value of $205,100 approximately 9.0 times bigger. Figure 6 shows the median rental rate in the area. Shannon County shows it has $431 rental rates which is the smallest rental rates of all the other counties in the area. The county with the highest rental rates in the area is Pennington County with a rate of $781 which is about 81% larger. Comparing rental rates to the United States average of $920, Shannon County is approximately half the size. Also, versus the state of South Dakota, average rental rates of $648, Shannon County is approximately a third the size.

Figure 7 is a frequency distribution that shows home values. Shannon County has the largest proportion of home values worth less than $50,000 at 74% of the total and is ranked #1. Second, it has the largest proportion of home values worth $1,000,000 or more at 3% of the total and is ranked #1.

Median owner costs are shown in Figure 8 and includes costs associated with mortgage, utilities, insurance, etc. Shannon County reveals it has $297 median ownership cost which is the smallest median ownership cost of all the other counties in the area. Figure 9 shows the median owner cost as a percent of total household income and it has 13% cost as a percent of household income which is the smallest cost as a percent of household income of all the other counties in the area. The next chart, Figure 10, shows the median home value as a percent of a median workers earnings and shows that it has 68% median home value as a percent of median worker earnings which is the smallest median home value as a percent of median worker earnings of all the other counties in the area.

Figure 12 depicts the median housing costs for owners with mortgages. Shannon County indicates it has $655 median housing cost which is the smallest median housing cost of all the other counties in the area. Figure 13 are median housing costs for owners without mortgages and it has $280 median housing cost which is the smallest median housing cost of all the other counties in the area.

Figure 14 shows the distribution in total housing cost for property owners. This cost includes mortgages, lines of credit, utilities, taxes, insurance, etc. Shannon County has the largest proportion of Owner Cost Less than $300 at 52% of the total and is ranked #1. Second, it has has one of the largest proportions of Owner Cost Between $300 and $500 at 31% of the total and is ranked #2. The only larger county being Jackson County with 36%.

Next shown in Figure 15 is housing cost as a percent of household income for owners with mortgages is shown. Shannon County shows it has 14% cost as a percent of household income which is the smallest cost as a percent of household income of all the other counties in the area. The county with the highest cost as a percent of household income in the area is Custer County with a cost of 24% which is about 73% larger. Housing cost as a percent of household income for owners without mortgages is shown in Figure 16. This analysis can be useful for understanding the cost involved in home ownership excluding the cost of a mortgage. Shannon County indicates it has 12% cost as a percent of household income which is the 3d most of all other counties in the area. The county with the highest cost as a percent of household income in the area is Dawes County with a cost of 14% which is about 20% larger.

Figure 17 looks at the number of households rent as a percent of household income and shows that Shannon County has one of the largest proportions of rent as a percent of income is less than 10 pct at 17% of the total and is ranked #2. The only larger county being Jackson County with 18%. Second, it has the largest proportion of rent as a percent of income is between 10pct to 20pct at 31% of the total and is ranked #1.

Figure 18 shows housing costs for owners or renters where costs for renters include: rent, utilities (if paid), insurance, etc. Shannon County has the largest proportion of Housing Cost Less than $300 at 37% of the total and is ranked #1. Second, it has has one of the largest proportions of Housing Cost Between $300 and $500 at 38% of the total and is ranked #2. The only larger county being Jackson County with 39%.

Figure 19 shows real estate taxes paid for each city in the local area and it has $199 median real estate taxes paid which is the smallest median real estate taxes paid of all the other counties in the area. The county with the highest median real estate taxes paid in the area is Pennington County with a taxes paid of $2,279 approximately 10.0 times bigger. Comparing median real estate taxes paid to the United States average of $2,127, Shannon County is 9% smaller. Also, versus the state of South Dakota, average median real estate taxes paid of $1,840, Shannon County is 11% smaller.



Figure 21 shows the distribution of rental rates for area. Shannon County South Dakota has the largest proportion of rent less than 300 dollars at 18% of the total and is ranked #1. Second, it has the largest proportion of rent between 300 and 500 dollars at 46% of the total and is ranked #1.

The analysis in Figure 23 shows the detailed distribution of owned homes by mortgage status. Shannon County has the largest proportion of No Mortgage at 89% of the total and is ranked #1.

Figure 24 shows the proportion of houses with a mortgage versus those without a mortgage. Shannon County has the largest proportion of Houses without a Mortgage at 89% of the total and is ranked #1.

Figure 26 shows the household size for families living in the area and it has 5.4 family members per housing unit which is more than all the others in the area. Comparing family members per housing unit to the United States average of 3.3, Shannon County is about 63% larger. Also, versus the state of South Dakota, average family members per housing unit of 3.1, Shannon County is about 74% larger.

Figure 27 show the median number of rooms in a typical home for each city in the area. Shannon County shows it has 5.0 average number of rooms in a house which is the 2nd smallest average number of rooms in a house of all the other counties in the area. The county with the highest average number of rooms in a house in the area is Custer County with an average number of rooms in a house of 5.8 which is about 16% larger. Figure 28 shows, for the average house in each city, the median year that a house was built. This can be useful for understanding the relative age of one neighborhood versus another. Shannon County demonstrates it has 1981 year built which is the 2nd most of all the counties in the area. The county with the highest year built in the area is Custer County with a year of 1984 which is about the same size.

Figure 29 looks at the distribution housing units by date built in this area. Shannon County South Dakota has the largest proportion of homes built between 1980 to 1989 at 26% of the total and is ranked #1. Second, it has the largest proportion of homes built between 1970 to 1979 at 30% of the total and is ranked #1.



Figure 31 shows the difference in the number of housing units based on whether they are occupied by owners or renters. Shannon County has the largest proportion of Mobile home at 35% of the total and is ranked #1.





The next two charts show both the household size of homeowners and renters. Starting with Figure 34 we see the household size of homeowners. Shannon County illustrates it has 4.0 homeowner household size which is more than all the others in the area.

Figure 35 shows the household size for renters Shannon County shows it has 5.5 renter household size which is more than all the others in the area. Figure 37 shows the year that people who own homes moved into the area. Shannon County has one of the largest proportions of renters who moved into the neighborhood between 1990 to 1999 at 28% of the total and is ranked #2. The only larger county being Bennett County with 35%. Second, it has has one of the largest proportions of renters who moved into the neighborhood between 1980 to 1989 at 13% of the total and is ranked #2. The only larger county being Jackson County with 22%.

Figure 38 compares the median year that a home owner moved into their home. Shannon County indicates it has 2000 median year that a home owner moved in which is in the mid range of other counties in the area. Figure 39 compares the median year that a renter moved into their home. Shannon County indicates it has 2003 median year that a renter moved in which is the smallest median year that a renter moved in of all the other counties in the area.

Figure 40 shows a frequency distribution of various types of energy sources used in a home. Shannon County has one of the largest proportions of home using bottled, tank, or LP gas at 58% of the total and is ranked #2. The only larger county being Bennett County with 63%.

The next two charts show the number of people living in group quarters, beginning with Figure 41 which shows the total number of people. Shannon County indicates it has 305 total people living in group quarters which is less than most other counties in the area.
